As your general contractor we take on procurement — sourcing materials, equipment, and specialty vendors, and coordinating their deliveries against the build schedule. You communicate with one entity instead of chasing multiple suppliers. Material pricing generally carries a markup covering sourcing time, ordering, delivery coordination, storage, waste, and the risk we assume if items arrive damaged, wrong, or late.

Long-lead items are materials or equipment that take significant time from order to delivery — often four weeks to several months. Common examples in commercial and retail work include custom millwork, electrical switchgear, HVAC assemblies, imported lighting, and custom storefront or façade elements. They frequently sit on the schedule's critical path, so a delay cascades into installation and completion slippage.

We identify long-lead items during planning and work backward from three dates: the install date, the required-on-job date, and the latest order date that protects it. Shop drawings and submittal approvals happen before lead time starts. Where needed we use early-release procurement — ordering critical items before every design detail is finalized — to buy back weeks against the Montréal build schedule.
