What does FF&E mean and what is included?

FF&E stands for Furniture, Fixtures, and Equipment — the movable items that furnish and equip a space but are not permanently attached to the building. It covers furniture like desks, seating, and tables, freestanding and semi-fixed fixtures such as lighting and shelving, and equipment like appliances and technology. It is the finishing layer that makes a completed space usable.

What is the difference between FF&E and fixed construction?

Fixed construction is anything permanently built into the structure — walls, flooring, plumbed fixtures, and built-in millwork — installed by the trades. FF&E is everything movable that can be relocated without demolition. Built-in casework and hardwired lighting fall under construction scope, while freestanding furniture, loose fixtures, and equipment are FF&E, typically selected, sourced, and installed as a separate finishing phase.

Who selects and manages the FF&E on a project?

FF&E is usually a shared effort: the designer selects and specifies items, the client approves selections and budget, and sourcing, delivery, and installation are coordinated with the trades on site. As a design-build firm we can handle FF&E specification, procurement, and install together with the construction, so one team delivers both the fixed build and the loose finishing layer.
